The Mumbai Building Repairs and Reconstruction Board (MBRRB) has started serving stop notices for buildings in South Mumbai, which are in a dangerous condition or beyond repair. MBRRB is an undertaking of Maharashtra Housing and District Development Authority (MHADA).

The council has requested the landlords/owners of these buildings to submit proposals for redevelopment within six months of the issuance of these notifications. Failing this, the Council will require tenants and residents of the proposed Co-operative Housing Society to submit a proposal for redevelopment.

Restricted property is one where the tenant pays tax to the MBRRB Housing Authority. This tax is used to repair these buildings. In South Mumbai MBRRB is the trustee of taxable premises. There are more than 13,000 buildings in South Mumbai.

Arun Dongare, Chief Executive Officer (CEO) of MBRRB since June said they have started sending out such notices through their ward offices. “This is done in order to obtain proposals of such buildings that remain untouched despite the designation of the structure as dangerous.”

The bowl buildings were constructed before 1940. Many of them are dilapidated. Those in very poor condition were declared C1 and unfit for human habitation, and the building was evacuated.

Evacuation is an annual exercise conducted before the onset of the monsoon. This year, 15 non-government buildings, seven from the previous year’s list, have been announced by the MBRRB.

MBRRB has also sent out cause-of-show notices to 67 other projects that have received a No Objection Certificate (NOC) in the last 10 years to carry out redevelopment but not complete or even start construction since the demolition of the old structure.

“The Board is in the process of acquiring these projects but prior to that, notices of cause have been issued to the parties asking why MBRRB should not acquire these projects despite construction delays,” Donger said.
Many of the tenants in these projects do not have homes, so the council is taking these projects on a priority basis as per the administrator.
